Seller guide

The San Diego home listing process, step by step

Most sellers in San Diego over-spend on pre-list improvements and under-invest in the marketing assets that actually move price. This guide walks the six steps from initial consultation to close, with the specific numbers that matter at each stage.

Step 1 — Pre-list walkthrough

Chelsea walks the home with the seller in person. The conversation identifies the three improvements that lift comps (typically paint, curb appeal, bathroom refresh) and the three to skip (major kitchen renovation, custom landscaping, structural changes). The walk-through usually takes 60–90 minutes.

Step 2 — Pricing strategy

Pricing is built from the last 90 days of comparable closings, adjusted for square footage, lot size, condition, view, and seasonality. Chelsea presents two scenarios at every listing consultation — the aggressive price and the conservative price — with the expected market response to each.

Step 3 — Staging & photography

Coldwell Banker West staging partners handle full or partial staging depending on the home. Editorial photography includes drone, dusk exterior, and a video walk-through. Listing photos drive about 70% of online inquiry decisions — Chelsea does not cut corners here.

Step 4 — Marketing & launch

Coldwell Banker International network distribution, MLS, Zillow Showcase, targeted neighborhood marketing, and the LGBTQ+ buyer network when appropriate. Most listings see 100+ online views in the first 72 hours and 8–15 in-person showings in the first week.

Step 5 — Negotiation & escrow

Offer review with seller, counter strategy, contingency removal negotiation, inspection negotiation, and full escrow coordination. Chelsea handles every offer-stage conversation directly — sellers never negotiate without representation in the room.

Step 6 — Close & post-close

Final walk-through coordination, key transfer, and the next-property conversation if you are stepping into another home. Chelsea represents both sides of the sell-and-buy timing whenever clients are doing both.

Frequently asked

The questions buyers and sellers ask most.

From listing to close, expect 35–55 days in Metro San Diego — about 15–25 days on market for a well-priced, well-staged home, plus a standard 30-day escrow. Coastal listings sometimes run slightly longer days-on-market depending on price tier.
